Index II in Maharashtra, explained

Index II is the Sub-Registrar’s index of registered documents relating to immovable property, maintained under the Registration Act, 1908. One entry summarises one registered document: its nature (sale deed, mortgage, gift, lease), the parties, the property’s survey / CTS / Gat description, consideration, stamp duty, and the registration number and date.

For banks and NBFCs, Index II entries are the primary registry evidence of the chain of title over the 13-year or 30-year search period — and where registered mortgages and their releases surface.
